Arden, as an operating partner, is seeking joint venture relationships to co-invest in the following type of transactions:
- Major U.S. markets (strong demand drivers and high barriers to entry)
- Fundamentally sound design and constructed low to high rise office product
Investment Profile
- Value add or core plus investments.
- May have repositioning or ground-up development opportunities
- Target leverage returns:
- Value add deals - 16% plus
- Core plus deals - 12-15%
- Size - $25M and up (completed deals up to $2B)
- One-off acquisitions or multi asset/multi market portfolios
Equity
- Substantial equity available.
- Arden to contribute 5-25% equity
Leverage
- Up to 75% loan-to-value.
- Flexible based on transaction structure and partners needs.
